Downtown LA buildings are different
Downtown is mostly dense, vertical housing and business space. In the Historic Core, the Fashion District and the Arts District, many early 1900s office buildings, banks and warehouses have been converted into lofts, especially since the city’s 1999 Adaptive Reuse Ordinance. South Park, Bunker Hill and the area around Crypto.com Arena are full of newer high-rise condos and apartment towers, and Little Tokyo and Chinatown add a mix of mid-rise residential and street-level shops and restaurants.
Typical Downtown losses
- Water that crosses floors. In a tower or loft building, one overflowing tub, failed dishwasher hose or broken pipe can affect several units and the common hallways below. Tracing where the water went, and whose unit it started in, matters for both the HOA’s master policy and each owner’s policy.
- Fire sprinkler discharges. An accidentally triggered or damaged sprinkler head releases a lot of water fast. Even a small fire can cause more water damage than fire damage.
- Converted-building quirks. Lofts in older buildings often have concrete floors, exposed brick and old plumbing risers. Concrete holds moisture, and brick can wick water, so these spaces need moisture readings before finishes go back in.
- Commercial kitchen and electrical fires. Restaurants and shops at street level can send smoke and soot up stairwells and shafts into the residential floors above.
- Biohazard situations. Downtown buildings sometimes need cleanup in units, stairwells, garages or entries. We handle it discreetly and keep the area safe for residents.
Working with building management
We coordinate with HOA boards, on-site managers and building engineers on access, loading dock and elevator use, work hours and shutting off risers, and we keep affected owners updated. Each unit gets its own documentation so the claims stay separate.

Frequently asked questions
Do you work in high-rise and loft buildings Downtown?
Yes. We work in condo towers, converted lofts and mixed-use buildings, and we follow each building’s rules for access and work hours.
The leak started in another unit. Who pays?
It depends on where it started and on the HOA’s governing documents and policies. We document the source and the path of the water so your adjuster and the HOA can sort it out.
